服务条款与退款政策
使用 PropertyWealth（sg-property.ai，以下称「本服务」）即表示你同意以下条款。
1. 本服务是什么
本服务是一个房产数据与信息工具：基于公开市场挂牌信息与公开市场成交记录，提供搜索、比较、市场分析，以及指示性的房产价格估算。
本服务给出的估值区间与建议挂牌价，是基于可比成交数据的指示性估算（indicative estimate）， 不是正式估价报告，不由持牌估价师出具，不可用于按揭申请、印花税申报、遗产分配、 诉讼举证、财务报表或任何其他需要正式估价的用途。
估算不包含实地查勘，无法反映房屋实际状况、装修、朝向、景观、噪音、法律权属等因素。 正式估价请委托持牌估价师。
2. 本服务不是什么
- 不是房地产中介服务。我们不代理买卖、不撮合交易、不代为挂牌。
- 不是投资、财务、法律或税务建议。所有内容仅供参考。
- 不是正式估价。见上方说明。
做出购买、出售、出租或融资决定前，请自行核实，并咨询持牌专业人士。
3. 内容由 AI 生成，可能出错
本服务的回答由人工智能生成。AI 可能产生错误、遗漏或过时的信息，也可能对你的问题产生误解。数据每日核验更新，但市场变化、房源下架、成交补录都存在时间差。
请把本服务当作研究起点，而不是结论。涉及金额较大的决定，务必用官方渠道或专业人士二次核实。
4. 账号
- 注册需提供有效邮箱。请妥善保管密码，账号下的活动由你负责。
- 你可以随时来信要求删除账号及其数据。
- 我们可在你严重违反本条款时暂停或终止账号（例如自动化滥用、试图攻击服务、批量抓取本服务内容）。
5. 订阅与付款

6. 退款政策
我们希望你只为真正用得上的东西付费。
- 7 天无理由退款 —— 首次订阅后 7 天内，无论使用与否，来信即可全额退款。
- 服务无法使用 —— 因我们这边的故障导致 Plus 功能在计费周期内长时间不可用，可按比例退款或延长订阅期。
- 重复扣款 / 误扣 —— 一经核实，全额退回。
- 续费后未使用 —— 续费后 3 天内未使用过任何 Plus 专属功能，可申请该期全额退款。
其他情形（例如已充分使用后不满意估算结果）不在自动退款之列，但你仍可来信说明，我们会个案处理。
申请方式：发邮件至 [email protected]，写明注册邮箱与原因。我们通常在 5 个工作日内答复，退款经 Stripe 原路退回，到账时间取决于发卡行（通常 5–10 个工作日）。
7. 可接受的使用
请不要：批量抓取或转售本服务的内容；用自动化手段规避使用限制；试图获取其他用户的数据；上传违法内容；或将本服务用于骚扰他人。
8. 知识产权
本服务的界面、分析方法、生成的报告版式归我们所有。你可以为自用目的保存或打印生成的内容，但不得批量复制、再分发或用于商业转售。市场数据的权利归其各自来源方所有。
9. 责任限制
在法律允许的最大范围内，本服务按「现状」提供，不对信息的准确性、完整性或适用性作出保证。我们不对因使用本服务而产生的间接损失、利润损失或决策损失承担责任。因我们承担责任的，赔偿上限为你在此前 12 个月内向我们支付的费用总额。
本条不排除依法不可排除的责任。

Terms of Service & Refund Policy
By using PropertyWealth (sg-property.ai, the "Service") you agree to these terms.
1. What the Service is
A property data and information tool. Based on publicly available market listing information and publicly available transaction records, it offers search, comparison, market analysis and indicative price estimates.
Valuation ranges and suggested asking prices are indicative estimates derived from comparable transactions. They are not a formal valuation, are not produced by a licensed valuer, and must not be relied on for mortgage applications, stamp duty, estate distribution, litigation, financial reporting or any other purpose requiring a formal valuation. No physical inspection is involved, so condition, renovation, orientation, view, noise and legal title are not reflected. For a formal valuation, engage a licensed valuer.
2. What the Service is not
- Not an estate agency service. We do not represent parties, broker transactions or list properties.
- Not investment, financial, legal or tax advice.
- Not a formal valuation — see above.
3. AI-generated content can be wrong
Answers are generated by AI and may contain errors, omissions or out-of-date information. Data is verified and refreshed daily, but market changes, delisted units and late-recorded transactions all introduce lag. Treat the Service as a starting point for research, not a conclusion, and verify anything material through official channels or a professional.
4. Accounts
Registration requires a valid email. Keep your password secure; you are responsible for activity under your account. You may ask us to delete your account and its data at any time. We may suspend accounts for serious breach (automated abuse, attacks on the Service, bulk extraction of our content).
5. Subscriptions and payment

6. Refund policy
- 7-day no-questions-asked refund on a first subscription, used or not.
- Service unavailable — if Plus features are unavailable for an extended period due to a fault on our side, a pro-rated refund or an extension.
- Duplicate or mistaken charges — refunded in full once verified.
- Unused renewal — full refund of that period if no Plus-only feature was used within 3 days of renewal.
Other cases (for example, dissatisfaction with an estimate after substantial use) are not automatically refundable, but write to us and we will consider them individually.
How to request: email [email protected] with your registered email and the reason. We normally reply within 5 business days; refunds are returned via Stripe to the original payment method (typically 5–10 business days to appear).
7. Acceptable use
Do not scrape or resell our content, use automation to bypass usage limits, attempt to access other users' data, upload unlawful content, or use the Service to harass anyone.
8. Intellectual property
The interface, analytical methods and report formats are ours. You may save or print generated content for your own use, but not copy it in bulk, redistribute it, or resell it. Rights in the underlying market data remain with their respective sources.
9. Limitation of liability
To the fullest extent permitted by law the Service is provided "as is", without warranty as to accuracy, completeness or fitness for purpose. We are not liable for indirect loss, loss of profit, or losses arising from decisions made using the Service. Where we are liable, our aggregate liability is capped at the fees you paid us in the preceding 12 months. Nothing here excludes liability that cannot be excluded by law.

We will update the date above; material changes (such as price or refund rules) will be notified in-service beforehand.
12. Governing law
These terms are governed by the laws of Singapore, with disputes subject to the Singapore courts.
